  • Attorney Robert Valihura said that if a homeowners association’s governing documents ban rentals the HOA can block rentals—if the documents allow renting, residents can ask the board to change the rules. Homeowners should review the declarations, master deeds or CCrs available online or at the county recorder’s office for guidance.  Delaware Online
  • WHYY News explains that aging adults around Philadelphia face challenges like isolation and navigating Medicare, and organizations such as Senior Community Services—operating in Delaware and nearby counties—rely on local volunteers to support seniors through meal delivery, counseling, and companion services. Volunteers can help through Area Agencies on Aging and grassroots nonprofits to ensure older adults can age in place.  WHYY

  • A 59-year-old motorcyclist from Clayton died after he lost control on a curve on Smyrna-Leipsic Road east of Big Oak Road early Friday morning—Delaware State Police said the road was closed during the investigation.  WDEL

GOVERNMENT NEWS

  • California and Delaware attorneys general warned OpenAI on Friday after a meeting with its legal team in Wilmington—raising concerns over dangerous chatbot interactions with children and teens. They said tech companies must improve safety measures to protect young users.  WHYY
  • The News Journal archives this week show that in 1925 New Castle Council refused a permit for a rival ferry while in 1975 Wilmington high school coaches planned to start football despite a teachers’ strike. An excerpt from 2000 explained that proposed EPA draft rules threatened Delaware farms by possibly doubling permit requirements—revealing heated local debates over transport, sports, and farming.  Delaware Online
  • Former President Joe Biden has decided to build his presidential library in Delaware and has formed a 13-member board—led by aides such as Antony Blinken and Rufus Gifford—to begin raising funds and scout for a site that will record his legacy in the state.
